I think it's worth that $500. And that's my opinion. And I've bought an appraisal too. Now just waiting for the right buyer to come. I sell domain with appraisal at the price which is deemed fair. Other domains w/o appraisal can be sold at less than $40 like what many young kids do.
Many appraisal companies give high appraisals to please their customers. Not to mention, if it is an automated appraisal (therefore the cheapest plan), it takes the number of searches for "gaming" and then "house" which are both hot keywords and then returns a value.
The .net extension alone drops the value of this domain.
