  Old  Directory idea with a social media twist

I am thinking about starting an online directory for my local area real estate agents. I need the site to be easily navigated by users, and make it to where real estate agents can post there info and a few images of there homes or what have you. I would like to have some advertising spots, or charge some kind of "premium" fee. Any ideas on the best way to do this?? Would using a CMS work well for agents to login and post, update, etc? Thanks!

Its a real estate directory, there's a million of them already. Without some real original twist you'd be just another drop in the ocean.

I am fully aware of how many are out there, what I am trying to do is capitalize on this local area, as I know many of the agents and how hard they try to advertise, expose themselves, etc. Any thoughts on to start this?

Lets take a look at this. Since you said local I'm assuming you are only going towards Pope County. Pope county has about 62,000 people in it so its a small market. Search for "pope county ar real estate" and I get two generic sponsored listings and a few sites listing stuff in that area. Searching for russellville real estate gets some individual real estate agents then the listing sites. That is going to make SEO hard, you will not be the only game in town by any means.

Next lets look at the money side of this. How many real estate agents are in the area? Times that by the amount of money you'd charge per month and you have the absolute max potential income. Realistically though, how many agents do you expect to get?

I have some experience in these sites and I'd say don't bother. But if you are going to, spend as little money as possible because getting a return is hard. Look for a free script and run with it.

How about starting with a simple blog that would feature properties in the local market - listings by the agents you know looking for extra exposure. Sort of like a local real estate blog.

I am not sure building a fully customizable website around this would be the best idea. So I'd join VG in recommending starting with the minimal cost possible.
